PGCC is installing the first Steel Modular Apartment Units in the Rocky Hill Veterans project in Vacaville, CA. Precision will install 140 modules to create 39 apartment units. The innovative teamwork to make this happen is what PGCC excels in.
Thanks to the Mayor of Vacaville, CDP, Citibank, Home Depot and The City of Vacaville, The Rocky Hill Veterans Housing facility will house 39 permanent rental units for people earning 15% to 60% of the area median income. Of those units, 29 will be kept for veterans and the remaining units will give preference to veterans. Eleven of the veteran-designated units will serve as permanent supportive housing. Set for completion in December 2017, the projectâ€™s structure will be made of steel shipping containers. It will be designed to LEED Gold standards.

Precision General Commercial Contractors Set to Begin Construction on Rocky Hill Veterans Housing in Vacaville, CA
The $21-million project will provide much needed housing for chronically homeless veterans, and low-income veterans and families.
SAUSALITO, Calif., Jan. 29, 2017/PRNewswire/ -- Precision General Commercial Contractors is pleased to announce that Rocky Hill Veterans Housing has closed on its construction financing through Community Development Partners, with construction about to get underway.
As one of the only new affordable developments targeting veterans in Solano County, this project will expand regional housing opportunities for those with few affordable options.
Rocky Hill will consist of 39 high-quality permanent rental homes for people earning 15% to 60% of the Area Median Income. Twenty-nine units will be reserved solely for veterans, with the remainder having a veteran's preference.
The project is designed to achieve LEED Gold certification and the innovative structural system is comprised of modified steel shipping containers, which is stronger than typical wood framing.

Precision is celebrating the completion of the Poco Way Apartments renovation!
The complex, located in San Jose, California, comprises 22 two- and three-story buildings. At a project cost of just over $16 million, Poco Way Apartments now features 130 rehabilitated residential unitsâ€”and a fresh new community center.

Precision is pleased to announce the final stages of the Canoas Terrace Apartments renovation in the Willow Glen neighborhood of San Jose, California. Built in 1997, Canoas Terrace features multiple townhouse and apartment buildings, and conveniently offers parking beneath its podium-slab structure.
Thanks to a fast-track schedule, Precision was able to complete the interior renovations of 112 units in just six months. Interior improvements include new cabinetry and countertops; tubs and tub surrounds; floor coverings; and interior lighting fixtures. Thanks to Title 24â€“compliant windows and patio sliding doors, the units now benefit from a significant increase in their energy-efficiency rating.
In addition to a replaced podium slab-expansion joint, the renovated exterior boasts brand-new paint, vehicle access-gate controllers, and security cameras. We are pleased to be a part of this project in San Jose, the Poco Way Apartments, and to work with the Housing Authority of the County of Santa Clara, who is providing rental assistance to more than 14,000 families and managing rental units for approximately 2,700 families. This project has proved to be a challenge, but one that we have the capability and specialization to be able to handle.
Precision General Commercial Contractors introduces the first in a series of videos highlighting various aspects of a multifamily building renovation. PGCC CEO, Tom Dawson, along with Charles Pick of Basis Architecture, shows us how to properly install a Milgard window with Fortifiber Moistop window flashing in an affordable housing apartment unit to ensure waterproofing, energy efficiency, and safety.
On a recent project, PGCC helped to remove and replace a faulty fire sprinkler system called PozLok. During the 1990s, this new type of fire sprinkler systems was installed in some residential, multiresidential and commercial buildings, and is composed of galvanized steel pipe, joints, elbows, and tees. The pieces are not threaded but are connected with compression fittings, which has caused some problems, sparking a class action lawsuit in California in 2004 by the Foothill/De Anza Community College District. The claim is that the pipes have defective weld seams which lack sufficient zinc galvanizing, which makes it prone to premature corrosion initiating at or near the weld seam, eventually resulting in failure, e.g., leaking, of the pipe.
The pipe itself looks similar to galvanized electrical conduit. Besides the pipe failing, the tees and joints are not galvanized steel, so over time they begin to rust. Full replacement of the system is often advised, but can be very costly if the pipe is installed in walls and drywall ceilings.

Gray's Meadow, a multi-family affordable housing community in Sonoma County, California, was an occupied rehabilitation of 10 residential buildings containing 52 units with ADA upgrades, plus a community center, parking area, landscaping and a play structure. The project started in December 2014 and was completed in August 2015. PGCC worked with Burbank Housing and Tierney/Figueredo Architects to complete this large rehabilitation in less than one year.

The $4.500.000.00 rehabilitation and modernization of the 615 Manhattan Place project was completed in just 6 months. The scope of work entailed significant energy efficiency improvements in order to lower operational costs as well as to provide the senior residents of the property with a fresh, updated renovation of all of the interior elements of the building. Exterior building improvement were inclusive of a new Firestone TPO (thermoplastic membrane) roofing system, a new package unit heating and cooling system for the common areas of the building, scavenger fans for air exchanges within the common areas and units, improved ADA accessibility to the building and new signage. The majority of work on the property focused on interior spaces in the building. Common areas on the first and twelfth floors received new floor coverings, cabinets and countertops, acoustical ceiling tile, lighting and paint. The bathrooms on these floor levels were completely rebuilt to conform to accessibility standards. The common area corridors on the first thru the twelfth floor also received new finishes and lighting as well as unit signage and new door hardware. The interior unit spaces were completely refurbished, including but not limited to new vinyl plank flooring, cabinets and countertops, tub surrounds, plumbing trim, appliances, patio sliding doors and windows as well as window blinds.
Working closely with the energy consultant, PGCC was able to achieve a marked reduction in energy usage for the building, which reduced the Owner’s yearly operating costs significantly.

PGCC is proud to be part of the Los Robles Apartments Grand Opening.
Los Robles is a GreenPoint Rated multifamily apartment community located in Union City, comprised of 140 two, three, four and five bedroom apartment homes, each having either a patio or balcony. Interconnected walkways wind throughout the landscaped grounds that surround the central community building, two children’s play areas, a sport court, and a dog park.
The community building contains management offices, maintenance, a gathering room, kitchenette, and a Technology Lounge with free Internet. An instructor is provided for learning computer basics and software programs. Assistance is also provided to link residents with social services available in the community. Los Robles is within one half mile of a city park and elementary school.
EAH Housing acquired Los Robles in 1995. Renovations began in March 2012 and included converting seven units for full wheelchair accessibility. Green improvements property-wide ensure the community continues to provide high quality affordable housing for future generations of working families in Union City.

Precision General completes a much needed Reconstruction and Energy Retro-fit project in the Gridley Ca.
Originally built in 1989 and contains four two-story garden style buildings on approximately a 2.3 acre lot. The rehabilitation entailed significant interior / exterior improvements to all 4 buildings in addition to site improvements.
Exterior work included full window replacement with dual pane vinyl clad energy-efficient windows; full exterior painting; kick out roofs replaced sun shade woodwork; exterior siding was replaced with 50-year warranty prefinished Hardi-plank siding.

Bell Manor Apartments
Precision rebuilds Windsor Senior Project and provides Energy Upgrade
An established senior community nestled in the heart of downtown Windsor, CA. The Bell Manor Apartments was originally constructed in 1980.
Precision, in collaboration with American Solar delivers an aesthetically considerate and highly efficient 125 Kw system to Bell Manor Apartments.
The photovoltaic electrical system will produce about 190,000 kWh per year and will provide 100% of the electricity for the common areas, and approximately 25% of the electricity used by the tenants. Rigorous design and building standards were met as these apartments were specifically designed for senior living. With that in mind, American Solar flush mounted 532 Canadian Solar 235 watt modules coupled with Enphase micro-inverters, on 10 buildings. The system was completed in November 2013 under MASH rebate, which alone subsidized almost 50% of the project. The system comes with a 25-year warranty and was completed on time and on budget. A complete interior rehab included installation of new alder wood cabinetry and new Formica countertops, tub and tub surrounds, low-flow plumbing fixtures, light fixtures, electrical switches and plates, new satellite wiring in bedrooms and living areas in interior walls with mounting plate on roof, Mitsubishi mini-split hvac system, additional attic insulation, floor coverings, new paint and window treatments. The five (5) existing Accessible Units were updated as well with new kitchens and bathrooms plus all of the above to enhance the living space of each unit.
Exterior work included the removal of old T1-11 siding and replaced with James Hardi plank siding and trim along with installation of new Milgard with argon dual glazed windows and patio sliding doors vinyl frames and a complete repainting using different body colors to break up the scenery.
Common Buildings also received upgrades including kitchen addition at the Club House for social functions, upgraded bathrooms for accessibility, new floor coverings, paint, cabinetry and lighting.
Site improvements included a beautiful community garden, arbor, trellis and built-in barbeque for social gatherings, efficient site lighting upgrades. The entire site landscape areas were revitalized with new irrigation panels, repair of all irrigation lines and sprinkler heads, plants, trees, shrubs and sod. Proper slope and drainage grading away from the buildings was completed and the storm drains are now cleaned to take on the water pathways.
This project was assembled with green building practices and sustainability in mind from the old materials that were recycled to the new energy efficient materials and products that were installed in each unit.

Madonna Road Apartments
Precision teams with the Vitus Group on repositioning San Luis Obispo Apartment Complex.
This extensive project included the integration of a massive virtual net metering photovoltaic system. When the system was brought on line without a glitch, it became the largest solar and photovoltaic system placed into service on a multi-family residential facility in San Luis Obispo. In all 1126 Trina 250-watt solar modules providing 281.5 KsVC were installed in combined rooftop- and awning panel configuration.
An extensive amount of aesthetically pleasing and energy efficient work was integrated into the project as a whole. Collectively, improvements to the infrastructure included a new TPO roofing membrane system, guttering, new Low-E windows with a low solar heat gain coefficient, exterior envelope improvements to the stucco system in place as well as a re-clad of the existing T-1-11 soffit on all of the buildings, with a new 3 coat stucco system. Sun shades were added to the south facing frontages of buildings, to give a fresh new and inviting appearance to the curb appeal. Colors for the building exteriors were selected to complement the rich and verdant colors of the adjacent costal ranges, which worked well for visual enhancement. Interior improvements included new W.I.C. certified cabinetry with granite countertops, vinyl plank flooring, tub and tub surrounds vanity cabinets with integral cultured marble sinks and hard wired smoke detectors. Site amenity enhancements included open space areas with benches, picnic tables, a playground area with sail shades and a resurfaced basketball court.

Precision rescues abandoned East Bay Property
Leidig Court Apartments was vacant for over 2 years. During its vacancy, the property suffered from neglect, vandalism and theft.
Leidig Court rehabilitation consisted of interior and exterior improvements to 16-unit residential building. Interior improvements included new cabinets, flooring, low-flow plumbing and installation of Energy Star appliances. All exterior doors and windows were replaced with thermally efficient glazing. Common area and site improvements included moment frames seismic retrofit of under building parking garage and all new landscaping.
Negotiation with the City of Hayward allowed for the removal of previously in-filled space and return of those areas to their original use (parking). This then accomplished the building’s originally permitted site density and parking count.

The Project encompassed a complete rebuild of the 64-unit complex, including all new roofing, windows, exterior paint, HVAC, cabinets and counter tops, carpet and vinyl, exterior unit lighting, interior lighting, smoke and CO detectors, exterior front entry doors, window coverings, tankless water heaters, tub surrounds and valves, all finish pluming, new ranges, refrigerators and range hoods on all units/buildings. New back patio surrounds on the first floor, selective interior door replacement, selective drywall patching, solar PV for common area lighting, landscape removal and installation of decomposed granite to save water was done as well as tree trimming as needed.
Interior and exterior ADA upgrades to 4 units and exterior ADA upgrades to the parking and path of travel. The parking lot got selective patchwork and a Petromat overlay. The staircase hand railing was completely replaced to meet current codes and the second story decks were water proofed with a new membrane.
A new community building was constructed with 1 office, waiting room, meeting area, 2 bathrooms and a maintenance shop.
A new cover was added to the playground area and engineered wood was installed for the playground area.

Precision installs 152 kW solar system and Rain Harvest System as a leader in Green Property Repositioning in Central Texas at 76-Unit Apartment Complex.
Sustainable Renovations of Park Village Apartments, 76-unit multifamily project, include new roofs, HVAC systems, doors, windows, hot water heaters, energy star kitchen appliances and floor coverings. Additionally, the leasing center, community room and laundry facilities were redesigned and renovated playgrounds, covered picnic areas and carports have also been added for use by the residents.
As a leader in sustainable renovations PGCC updates include the installation of 152 kW solar panels throughout the complex creating a long term renewable energy source. Additionally, energy star appliances, efficient lighting and an extensive rain harvesting systems were integrated to further reduce the property's utility burden. The property qualified for over $350,000 in Energy Tax Credits.

Desert Villa was originally constructed in 1978, subsequently Desert Villa East was constructed in 1980. The Project has 155 residential units contained in a gross building area of 129,600 square feet.
Materials Beneficial to the Environment: Specified recycled content materials included gypsum wallboard, insulation, carpet, carpet padding and metal framing. All wood framing material was required to be sustainably harvested. At least 75% of the construction and demolition waste was recycled or salvaged with a goal of reaching 95% diversion from landfill.
Green Building Strategies: In addition to the processes described in the "Integrated Design Process" the projects original budget was assembled with green building practices and sustainability as very high priority. We assembled a team that shares these fundamental beliefs and will hold each other accountable for the performance of these goals – or better stated as "requirements".
Desert Villas rehabilitation consisted of interior and exterior improvements to 2 residential buildings with a total of 148 one-bedroom units and 7 two-bedroom units, common areas and site improvements. All exterior doors and windows were replaced with thermally efficient glazing. New low-flow plumbing fixtures were installed as well as Energy Star water and electrical fixtures. In addition a high-efficiency drip irrigation system was installed.

Reducing Kachina Apartments’ Water Footprint
Water reclamation is a process by which wastewater from homes and businesses is cleaned using biological treatment so that the water can be returned to the environment safely to augment the natural systems from which it came.
PGCC is installing a water reclamation system that will be recycling rain water for irrigation purposes at Kachina Apartments located in Casa Grande, AZ. This system consists of twelve 1700 gallon tanks being placed behind the office building, the lowest area on-site and where the rain water already pooled naturally. Ellison-Mills Contracting a local business is installing this system in a speedy and efficient manner. They broke ground on Tuesday, March 5th and should have it completed by Friday, March 8th.
Los Robles Apartments, Union City, CA
This project consisted of interior and exterior improvements and repairs to 19 residential buildings in 140 dwelling units, common area buildings and site improvements on 9 acres of land. The project site remained occupied throughout the duration of the project. Construction began in January last year. The Apartments today have new siding, roofing and paint, windows/doors at exterior. All units received new cabinets, countertops, flooring, appliances upgraded plumbing energy saving inmprovements and solar system.

Sacramento Builders Exchange Student Design Build Competiton

Eden Lodge Grand Re-Opening & "Flip the Switch" Celebration
On Friday, March 23, 2012, the City of San Leandro, Eden Housing and the residents of Eden Lodge celebrated the $5.6 million renovation, green upgrades, and solar retrofit of the beautiful 143-unit affordable community for seniors located at 22645 Grand Street, Hayward, California.
Precision General Commercial Contractors, Inc. completed the major rehabilitation Project in November 2011. The major enhancements to the building, grounds and individual apartments will ensure the 31 year old property’s long-term affordability and sustainability.
Green upgrades include a solar photovoltaic system, solar hot water system, and energy efficient hot water boilers, central heating system, appliances, and lighting throughout the building . Drought tolerant landscaping, low flow faucets, and double pane windows will also ensure the property’s sustainability.

Description: Duane Hill Terrace is a Multi Family Housing Community, a new development, completed by Precision General Commercial Contractors, Inc. in December 2011. The project consists of 3 buildings with 32 unit apartments that are 3 stories high for low income housing. The site includes a community room, a laundry room, an office and a courtyard with benches and other outdoor activities equipment. The excavation started on April 6, 2011 giving PGCC a 9 month time frame to complete the project which was attained. Along with a early completion date PGCC rebated to the Owner the Savings in General Conditions which was significant. The project completed and was 100% occupied by the end of December 2011.

Description:"The Eden Lodge Apartments”, located in San Leandro is a 143 unit apartment community which was renovated and completed by PGCC, Inc. in November 2011.
Aesthetic improvements to the exterior included the installation of new structural elements for patio shading, dual glazed windows, patio sliding doors and a complete repainting of the building exterior.
The interior units were retrofitted with new cabinetry and countertops, doors, tub and tub surrounds, floor coverings, an interior paint application and window treatments. Common area feature upgrades included new floor coverings, paint, upgrades to the four elevators, and improvements to the fire alarm and suppression system.
Site work improvements included a community garden, efficient site lighting upgrades and an overlay of the existing parking lot with bituminous paving. Most noteworthy on this project was the mandate to improve efficiency with utility consumption, so a complete passive solar system was installed on the massive roof structure on the building which will support the effort for reducing operating costs for this well established and respected senior community in the East Bay."
Hotel Berry Steel Brace Frame
PGCC completes the installation of the 5 story Steel Brace Frame at the Berry Hotel Project. The Brace frame is part of the Seismic upgrades to the 80 year old Structure.

Clara Court Apartments

PGCC is quickly completing the 32 Unit Clara Court Project. The project is approx. 60% complete with a delivery of units scheduled for November 2011. Shook and Waller completed the framing within ten weeks using a panelized roof and Wall System customized to the project and keeping the 8 month construction schedule on track.
Coventry Gardens Community Building
The 2500 square foot Coventry Gardens Community Building combines rental office and resident community center.
The rental office offers reception area; file room and manager office space.
The community center provides residents 800 sq ft of mingling space; a full size kitchen with stainless steel appliances and custom cabinets in addition to a 4-person computer station equipped with printer and fax.
Laundry facilities are sourced by solar generated tankless hot water heaters. There are 12 washers and 18 dryers with folding station and laundry sink.

Project: PGCC completed the Nine million dollar project within 12 months. The project consisted of the Rehabilitation of 164 units in 24 Buildings. Building were completed in pairs with a 40 day completion duration for each pair.The significant items were the complete new installation of HVAC, Site Electric, Site Electric Metering,Roofing, Siding, Brick Facade, Kitchens,Windows, Doors. Furthermore PGCC built a New Community Center and Central Laundry Facility with a integrated Solar Hot Water system.

Boulevard Court Apartments

Cost: $8, 500,000.00
Duration: 14 months.
Project: PGCC completed the rehabilitation and new construction in a span of fourteen months. The major improvements included new interior finishes and trim, cabinetry, granite countertops, windows, entrance doors, privacy doors and remotely controlled split system air conditioning units; elevated deck & stair towers; seam metal roof with photovoltaic; community picnic tables and trellis area; basketball court; parking lot with accessible flat work.
The buildings were all clad in either stucco or lap siding. An 1,800 square foot community building was constructed, as well as a substantial addition to the existing office area, which includes staff offices, counseling centers, medical examination rooms, a computer learning center and a large meeting room. All existing site utilities were abandoned and removed and a new utility infrastructure placed into service.
Off site improvements included city sidewalk, curb and gutter and pavement repair work upon the major thoroughfare adjacent to the project.

Brentwood Seniors Solar PV and Elevated Walkway project

Project: PGCC installed a 300 feet walkway, Hydraulic Elevator and a 38.5 KW Photovoltaic System for the Brentwood Seniors Complex. The building solution provided the senior residents with much needed walkway and elevator connections. The Raised walkway provided a perfect platform to install a canopy of solar panels, thereby providing greater access and significant energy savings for the community.
