
Madonna Road Apartments
PRECISION teamed with the Vitus Group on repositioning San Luis Obispo Apartment Complex.
This extensive project included the integration of a massive virtual net metering photovoltaic system. When the system was brought on line without a glitch, it became the largest solar and photovoltaic system placed into service on a multi-family residential facility in San Luis Obispo. In all 1126 Trina 250-watt solar modules providing 281.5 KsVC were installed in combined rooftop- and awning panel configuration.
An extensive amount of aesthetically pleasing and energy efficient work was integrated into the project as a whole. Collectively, improvements to the infrastructure included a new TPO roofing membrane system, guttering, new Low-E windows with a low solar heat gain coefficient, exterior envelope improvements to the stucco system in place as well as a re-clad of the existing T-1-11 soffit on all of the buildings, with a new 3 coat stucco system. Sun shades were added to the south facing frontages of buildings, to give a fresh new and inviting appearance to the curb appeal.
Colors for the building exteriors were selected to complement the rich and verdant colors of the adjacent costal ranges, which worked well for visual enhancement. Interior improvements included new W.I.C. certified cabinetry with granite countertops, vinyl plank flooring, tub and tub surrounds vanity cabinets with integral cultured marble sinks and hard wired smoke detectors. Site amenity enhancements included open space areas with benches, picnic tables, a playground area with sail shades and a resurfaced basketball court.
